Reliable As-Built Revit Models from LiDAR Data
Renovations, additions, and change-of-use projects move faster when everyone trusts the existing conditions model. We start with high-density LiDAR scans, then build Revit models that reflect what is actually there—not what the original drawings say should be there.
You get a coordinated, Revit-based starting point that your design team, consultants, and contractors can all use.
What You Get
Revit Modeling Deliverables
- Revit As-Built Models (LOD 200–300)
Walls, doors, windows, floors, roofs, stairs, major structural and core MEP elements modeled to your required level of detail. - Linked or Native Revit Files
Delivered as.rvtand/or linked models sized appropriately for your workflow. - Model Views Set Up for Design
Floor plans, elevations, sections, and 3D views configured so your team can begin design work immediately. - Shared Coordinates / Project Base Point
Optional alignment to survey control or project coordinates.
Supporting Data
- Registered Point Clouds (LGSx, RCP/RCS, E57)
- 360° Site Imagery for visual context
- PDF/DWG Exports if needed for consultants not on Revit
Who We Serve
Architects & Designers
Accurate as-builts for remodels, additions, and change-of-use projects, so design work doesn’t start on guesswork.
General Contractors & CM/GCs
As-built models for precon, coordination, and sequencing help reduce RFIs, change orders, and surprises in the field.
Owner’s Reps & Building Owners
A current, documented model of the building for capital planning, tenant improvements, and future projects.
Developers
As-built Revit models for feasibility, test fits, and due diligence when drawings are incomplete or missing.
Typical Scan-to-BIM Scopes
- Multifamily and resort units prior to phased renovations
- Commercial interiors and tenant improvement spaces
- Lobbies, corridors, amenity spaces, and common areas
- Structural shells and core + shell remodels
- Existing roofs and exterior envelopes
- Stair and railing replacements, balcony and deck projects
If you already have a point cloud, we can model from your data. If not, we can handle both scanning and modeling as a single package.
Our Scan-to-BIM Workflow
- Scope & Level of Detail Defined
We confirm which areas need modeling, required LOD, and any specialty items (structural, core MEP, roofs, exteriors). - LiDAR Capture (If Needed)
Existing conditions are captured using a Leica RTC360. Scans are registered and checked for completeness. - Point Cloud Preparation
Point clouds are cleaned, clipped, and delivered in Revit-friendly formats. We set up Revit templates and coordinates. - Revit Modeling
Our modeling partners build the as-built model directly from the cloud, following agreed standards and LOD. - QA / Coordination Review
We review the model against the cloud, check key dimensions, and walk you through the deliverable. - Delivery & Handoff
You receive the Revit file(s), point clouds, and any supporting exports. We remain available for revisions or scope additions.
Why Teams Choose Precision 3D Scanning
- Field-accurate source data from a dedicated LiDAR workflow
- Models built from real conditions, not traced over old drawings
- Experience on renovation projects where units and spaces have been modified over decades
- Concrete and elevation expertise when slabs and structure are not level or plumb
- 30+ years of construction experience informing how models are structured and used in the field
We’re focused on giving design and construction teams a model they can actually build from.
When Scan-to-BIM Makes the Difference
- Plans are 20–30 years old and multiple remodels have happened without updated drawings
- You’re planning a major interior renovation and don’t trust the existing documentation
- Window, railing, or balcony packages need precise as-built data
- You need to coordinate new MEP systems in tight existing spaces
- Different stakeholders all need to work from one reliable source of truth
If you recognize any of these, scan-to-BIM is usually cheaper than carrying risk contingencies and dealing with redesign in the field.
Project Examples
Resort Units – As-Built Revit Models
Existing units scanned and modeled prior to phased interior renovations. Models used for layout, finish selections, and window/door replacement.
Commercial TI – Core and Shell + Interiors
Point clouds converted into Revit models for base building, then used as the foundation for tenant improvement design and coordination.
Balcony & Railing Replacement
Existing balcony slabs and facades captured and modeled to support new railing design, shop drawings, and attachment details.
FAQs
Do you provide both scanning and modeling?
Yes. We can scan the building and manage the modeling as a single, coordinated scope, or we can model from your existing point clouds if they meet the accuracy requirements.
What level of detail do you model to?
Most projects are delivered at LOD 200–300 for architecture and primary structure, with higher detail in critical areas as needed. We’ll match the LOD to your schedule, budget, and downstream use.
Can you align the model to survey control?
Yes. If survey control or a coordinated base file is provided, we can align the point cloud and Revit model to match your project coordinate system.
